Renters rights

From May 1st 2026 the rights around renting have changed.

* Landlords will only be able to evict tenants for a reason; this includes selling the property or moving in a close family member.
* No more Section 21 evictions.
* The majority of tenancies will become Assured Periodic Tenancies. This means tenants can stay in a property as long as they want, unless a valid Section 8 notice is served or a tenant gives 2 months' notice.
* It will be illegal to discriminate against renters with children or those who receive benefits.
* Landlords must consider tenants' requests to have a pet.
* Local councils will have more powers to enforce against landlords and to issue civil penalties if the landlord tries to misuse new grounds under the Renters' Rights Act.
* Rent increases will be limited to once a year and can only be increased in line with market value.
* Rental bidding and rent in advance will be banned.
